A2. Information We Collect
What we collect depends on how you use the site:
- Account information — your name and email address, if you create an account
- Contact information — name, email, and phone number, when you submit a form (contact us, request a showing, ask a question, request a home valuation, request a buyer’s or seller’s guide)
- Saved preferences — favourited listings and saved searches, whether you’re signed in with an account or using the guest “save a listing” feature
- Property matching preferences — budget, location, and other criteria you enter into our Property Matchmaker tool
- Account security data — your password, stored in encrypted (hashed) form only — we never store or can see your actual password
- Technical information — your IP address, browser type, and general device information, collected automatically as part of normal website operation and security
- Usage information — pages visited and general site activity, collected automatically through standard website analytics
We do not collect financial account details, government ID numbers, or other sensitive personal information through this site.
A3. How We Use Your Information
We use what we collect to:
- Respond to your inquiries and requests
- Send you information you’ve asked for (home valuations, buyer’s/seller’s guides, listing matches)
- Notify you about listings, saved searches, or activity on your account
- Maintain your account and preferences, if you have one
- Keep the site secure — for example, temporarily flagging repeated failed login attempts to protect your account from unauthorized access
- Understand how the site is used, so we can improve it
- Meet our legal, regulatory, and brokerage record-keeping obligations
We do not sell your personal information to third parties.
A4. How We Share Your Information
We may share your information with:
- Royal LePage Network Realty Corporation, the brokerage Kirsten Bernal is licensed with, as required for real estate transactions and brokerage record-keeping
- Service providers who help operate this site — our web hosting provider (WordPress.com, operated by Automattic Inc.) and email delivery service — who are only permitted to use your information to provide those services to us, not for their own purposes
- Legal or regulatory bodies, if required by law, or to protect the rights, property, or safety of Kirsten & Dius Bernal, our clients, or others
Leads, inquiries, and favourited/saved listings submitted through this site are stored securely within our own website systems. We do not automatically forward this information to any third-party CRM or marketing platform.
We do not share your information with the Canadian Real Estate Association (CREA) or Central Alberta REALTORS® Association (CARA) — the listing data flow is one-directional, from them to this site, not the reverse.
If we ever begin sharing information with a new type of third party (such as a CRM or marketing platform), we’ll update this policy to name that service specifically.
A5. Where Your Information Is Stored
This site is hosted on WordPress.com, operated by Automattic Inc. WordPress.com operates data centers in multiple countries, including the United States and the European Union, and your information may be stored or processed outside Canada as a result. Information stored outside Canada may be subject to the laws of the country where it’s held, including possible access by that country’s authorities. By using this site, you consent to this.
A6. Marketing Communications
If you give us your email through this site, we may send you related information such as new matching listings, market updates, or a follow-up about your request.
In line with Canada’s Anti-Spam Legislation (CASL), we only send marketing emails where we have your consent (for example, because you created an account, submitted a form, or saved a search), and every marketing email includes a clear way to unsubscribe. You can also contact us directly at any time to stop receiving these communications.
A7. Cookies and Analytics
This site may use cookies or similar technology to remember your preferences (like keeping you logged in) and to understand how the site is used, through standard website analytics. You can control cookies through your browser settings, though some site features — like staying logged into your account — may not work correctly if cookies are disabled. This site does not currently respond to browser “Do Not Track” signals.
A8. Data Retention
We keep your personal information for as long as reasonably necessary to fulfill the purposes described in this policy, or as required by real estate industry record-keeping obligations under RECA (the Real Estate Council of Alberta), whichever is longer.
If you close your account, we’ll delete your account information and saved preferences, except where we’re required to keep certain records for legal, regulatory, or brokerage purposes.
A9. Your Rights
Under Alberta’s Personal Information Protection Act (PIPA), you have the right to:
- Access the personal information we hold about you
- Correct inaccurate information
- Withdraw consent for us to use your information, subject to legal or contractual restrictions
- Request deletion of your account and associated information
To exercise any of these rights, contact us using the details in Section A1. We’ll respond within the timeframe required by law. If you’re not satisfied with how we’ve handled a request, you may contact the Office of the Information and Privacy Commissioner of Alberta.
A10. How We Protect Your Information
We take reasonable steps to protect your personal information from loss, misuse, and unauthorized access. This includes storing passwords in encrypted form rather than as plain text, limiting repeated login attempts to reduce the risk of unauthorized access, and following standard website security practices.
No method of transmission or storage is completely secure, and we can’t guarantee absolute security. If a breach occurs that creates a real risk of significant harm to you, we’ll notify you and, where required, Alberta’s Office of the Information and Privacy Commissioner, in accordance with PIPA.
A11. Children’s Privacy
This site is not directed at children, and we do not knowingly collect personal information from children under 13. If we learn that a child under 13 has created an account, we’ll delete it.

Listing information on this site is supplied through the Data Distribution Facility (DDF®) of the Canadian Real Estate Association (CREA) and Central Alberta REALTORS® Association (CARA). While every effort is made to ensure accuracy:
- Listing information is deemed reliable but is not guaranteed accurate
- Prices, availability, and property details may change without notice and may not reflect the most current status
- Photos, virtual tours, and property descriptions are provided by the listing brokerage and may not be independently verified
- You should not rely solely on this website when making a purchase decision — always verify current information with Kirsten Bernal or the listing brokerage directly
The trademarks REALTOR®, REALTORS®, and the REALTOR® logo are controlled by CREA and identify real estate professionals who are members of CREA.
B2. Not a Substitute for Professional Advice
Tools on this site — including the mortgage calculator, home valuation estimates, and Property Matchmaker match scores — are provided for general informational and illustrative purposes only. They are not a formal appraisal, a mortgage pre-approval, legal advice, or financial advice. Always consult a licensed professional (REALTOR®, mortgage broker, lawyer, or financial advisor as appropriate) before making a real estate decision.
B3. Accounts
If you create an account:
- You’re responsible for keeping your login credentials confidential
- You’re responsible for all activity under your account
- You agree to provide accurate information when registering
- We may suspend or terminate accounts used in violation of these terms
B4. Acceptable Use
You agree not to:
- Use this site for any unlawful purpose
- Attempt to gain unauthorized access to any part of the site, other users’ accounts, or our systems
- Scrape, harvest, or systematically extract listing data or other content from this site
- Use automated tools (bots, scrapers) to access the site, except standard search engine indexing
- Interfere with the site’s normal operation

Content on this site — including text, graphics, logos, and the site’s design — is owned by or licensed to Kirsten Bernal / Royal LePage Network Realty Corporation, except for listing data licensed through DDF®/CARA, which remains the property of the respective listing brokerages and boards. You may view and share listing pages for personal, non-commercial use, but may not reproduce, redistribute, or use this site’s content for commercial purposes without permission.
B6. Third-Party Links
This site may link to third-party websites. We aren’t responsible for the content, accuracy, or privacy practices of external sites.
B7. Limitation of Liability
To the fullest extent permitted by law, Kirsten Bernal and Royal LePage Network Realty Corporation are not liable for any damages arising from your use of this site, including but not limited to reliance on listing information, tool estimates, or site downtime. This site is provided “as is” without warranties of any kind. Nothing in this section limits any right or protection that applies to you and cannot be waived under Alberta or Canadian consumer protection law.
B8. Severability
If any part of these Terms is found unenforceable, the remaining parts stay in full effect.
B9. Governing Law
These terms are governed by the laws of the Province of Alberta and the federal laws of Canada applicable within it.
Changes to This Agreement
We may update this Privacy Policy & Terms of Use from time to time. The “Last updated” date at the top will reflect the most recent changes. Continued use of the site after changes means you accept the updated version.
